Everyone knows how a residential home gets it’s value, but do you know how a multi-family property gets it’s value?
Residential homes are valued by ‘comps’- or comparables. What a house sells for of similar square footage, in the nearby vicinity of your home, has a direct impact on the value of your home. If a nearby homeowner experiences a foreclosure (due to job loss or for any reason) and then has to sell their home quickly for less than its worth, then it will directly reduce the value of your home.
In multi-family residential, such as an apartment complex, the value of the property is based on the income that the asset produces. Things like rent, application fees, pet fees, garages, and any other amenities that you can charge monthly-all contribute to the income of the property. Value is based on income minus the expenses and how profitable the asset is.
